Playas del Coco is the most established beach town in Guanacaste and the closest one to Liberia airport. It has the supermarkets, the clinics, the dive shops, the marina traffic and a settled foreign community that has been here long enough to stop thinking of itself as temporary.

That maturity cuts both ways for a seller. There are more buyers looking in Coco than in most beach towns, and there is also more inventory sitting next to yours, particularly in condominiums.

What sells here: Condominiums at every level, homes in gated communities, ocean-view houses above Ocotal, lots in the hills behind town, and small businesses serving the resident community.

What buyers in Playas del Coco actually ask

Practical, value-focused North Americans, a lot of them retired or close to it, and many already renting here while they look. They are less romantic than beach buyers elsewhere and far more interested in whether the place works day to day.

Water is the first question and in this area it is a real one. Supply around Coco and Sardinal has been tight at times, and buyers want to know what the property is connected to and whether a letter can be issued for it. Answer that up front and you have cleared the biggest obstacle in town.

Then the condominium fees and what they cover, the state of the building, rental demand outside high season, whether you can walk to anything, and who looks after the place when the owner is away for six months.

Because so many Coco buyers are already in the country, showings happen fast and often at short notice. A property that can genuinely be shown this week has a real advantage over one that needs a tenant given notice first.
