Financing a Home in Costa Rica: Mortgages and Other Options

Financing a home in Costa Rica works differently from what many foreign buyers expect. Local bank mortgages exist, but banks set their own requirements, which can make bank loans harder for newcomers, and bank loans can take many months, if not longer, to close. Many buyers also look at owner financing, funds from their home country, or a property-backed loan.

This guide compares the main options and explains what to check before you commit. It is general information, not financial, legal, or tax advice.

Options for Financing a Home in Costa Rica

  • A Costa Rican bank mortgage for buyers who meet the bank’s requirements and can wait for its process
  • Owner financing, where the seller finances part of the price
  • Funds from your home country, such as savings or financing arranged with a lender where you live
  • A property-backed loan secured by Costa Rica real estate

Bank Mortgages in Costa Rica

Costa Rican banks decide their own lending criteria, documentation, and terms, and those vary between institutions and loan products. Under Costa Rica’s financial regulations, a financial product cannot be opened for a foreigner who does not meet the immigration requirements for a legal stay in the country, so make sure your immigration documents are in order before you apply. Ask each bank for its current requirements and a written quote, and allow plenty of time.

Owner Financing

Some sellers will finance part of the price, with the balance commonly secured by a mortgage recorded at the National Registry. Terms are negotiated and are often shorter than a bank loan. Read our guide to owner financing vs. a bank mortgage in Costa Rica for the safeguards to use.

Using Funds From Your Home Country

Many buyers pay with savings or with financing arranged where they live. If you borrow in one currency while your income or the property price is in another, exchange-rate changes can affect what you pay. Speak with your home lender and a tax adviser about how any borrowing or transfer of funds affects you.

Compare the Total Cost, Not Just the Rate

  • The interest rate and whether it is fixed or variable
  • The loan currency and your exchange-rate exposure
  • Fees, appraisal, legal, and registration costs
  • The term, payment structure, and any final lump-sum payment
  • Penalties or conditions for early repayment

Costa Rica’s consumer protection law also limits the maximum annual interest rate that lenders may charge, and the Central Bank publishes those maximum rates twice a year. Remember to budget for closing costs cover the attorneys, the real estate commission, and other legal costs.
