Selling in Uvita

Uvita sits in the middle of the Costa Ballena, and it is still the part of the Pacific coast that feels like it is arriving rather than arrived. The Costanera made it reachable, Marino Ballena brought the whale season, and the hills behind the town filled up with ocean-view property that would cost a great deal more three hours north.

Most of what sells here is in those hills, not on the sand, and that changes the questions completely. Buyers are not asking about beachfront. They are asking whether the lot can actually be built on, where the water comes from, and who owns the road.

Where we take listings: Uvita, Bahía Ballena, Playa Hermosa de Uvita, Dominicalito, Ojochal, Tres Ríos and the hills above the Costanera.

What sells here: Ocean-view homes and lots in the hills, small lodges and B&Bs, fincas and farm land, river and waterfall properties, and houses in the established pockets around Ojochal.

What buyers in Uvita actually ask

Buyers here lean European and North American, and they come for the nature rather than the nightlife. A lot of them are making a life change rather than buying a second home, which makes them slower, more thorough, and very hard to rush.

Three questions decide most sales in Uvita. Where the water comes from and whether there is a letter for it. Whether the access is a registered right of way or a neighbour’s goodwill. And on a steep lot, how much of it can actually be built on once the setbacks and the slope are taken into account.

They will also ask about internet, how far the nearest hospital is, and what the road is like in the wettest part of the year. None of those are hard questions when you have the answers ready.

If the property runs on a spring, a well or a shared system rather than an ASADA connection, put it in the listing. Buyers here are used to that. What they are not used to is finding out late.
