Dominical is a surf town that never quite got around to becoming a resort town, and the people buying here like it that way. The village itself is small. The value is in the ridges behind it, where the ocean views run for miles and the jungle starts at the edge of the lawn.

Escaleras is the name most buyers arrive with, and it is the clearest example of what this market rewards: a genuinely good view, on a lot you can build on, reached by a road you can actually get up.

What sells here: Ridge homes with long ocean views, jungle lots, houses in and around the village with a rental history, fincas, and small lodges and restaurants.

What buyers in Dominical actually ask

Surfers, nature buyers and people moving here full time. Fewer investors than in Guanacaste and more people who intend to live in the house. They usually visit twice before they make an offer, and they ask about daily life as much as about the property.

Access comes first, always. Which road, how steep, whether it needs four-wheel drive, who maintains it, and what happens to it in the wettest months. On the ridges that single question makes or breaks the sale.

Then water and power. Then the ground itself — buyers on steep land want to know about drainage, slippage and what has been done to stabilise the building platform. Then internet, because a lot of people here are working from the house.

A view lot and a buildable view lot are not the same thing, and buyers in Escaleras know it. If you have a survey, a soil study or approved plans, that is worth more here than another photograph.

On an exclusive our payday is protected the day it is signed. On an open listing it is not protected at all. That is exactly why we prefer it.
