List your Cahuita property free. Pay nothing until it sells.
No listing fee. No marketing fee. Nothing monthly. And it is an open listing, so you can list with us and with every other agent you like at the same time — whoever brings the buyer is the one who gets paid.
Cahuita is the quiet end of the Caribbean coast, and the people who buy here are buying the quiet on purpose. A national park with a living reef at one end of the village, black sand at Playa Negra, and an Afro-Caribbean culture that has never had much interest in being turned into a resort strip.

That is the appeal and it is also the market. Prices are lower than the Pacific, the buyer pool is smaller and more specific, and a property can take longer to sell. None of that is a problem if the price is right from the start. It is a serious problem if it is not.
Where we take listings: Cahuita village, Playa Negra, Playa Blanca, Hone Creek, Comadre and the farms inland.
What sells here: Caribbean-style wooden houses, jungle lots, small lodges and cabinas, land within reach of the beach, and fincas inland toward Hone Creek.
Buyers here are mostly European and North American, and a good share arrive already knowing the village because they have holidayed here for years. Many are buying something to run — a few cabinas, a small lodge, a restaurant — rather than just a house.
The practical questions come first. Where the water comes from and whether the ASADA will issue a letter. How reliable the electricity is. What the access road does in the wettest months, and whether the property drains. How far it is to the hospital in Limón, and how long the drive to San José really takes.
Then the legal ones, which matter more here than most places. Whether the land is properly titled, whether any part of it sits in the maritime zone, and whether the boundaries on the ground match the plano. Buyers on this coast have heard the stories and they check.
If the property is anywhere near the national park, expect questions about what that restricts. Better it comes from us at the start than from a lawyer three weeks in.
- List with as many agents as you like, and sell it yourself if you find the buyer
- Every agent has to actually produce a buyer to earn anything
- Walk away whenever you want — nothing binds you to us
- More agents showing it means more people see it
- One agency holds it for a fixed term, often six months or a year
- They earn the fee even if somebody else finds the buyer, or if you do
- After the first flurry of calls, a lot of exclusives simply sit there
- If the agency loses interest, you wait out the contract
On an exclusive our payday is protected the day it is signed. On an open listing it is not protected at all. That is exactly why we prefer it.

Two things, and neither is difficult. Keep the price the same everywhere, and tell every agent when something changes: a price adjustment, a new roof, a tenant moving out, an offer under negotiation.
Send the address, the price you want and whatever photos are on your phone. That is enough for us to tell you whether we can help. There is no contract to sign and nothing to pay.
