Selling in Puerto Viejo

Puerto Viejo is the busiest part of the Caribbean coast and the easiest part of it to sell in. There is a real international community here, restaurants that stay open, surf at Salsa Brava, and a road south through Cocles, Chiquita and Punta Uva to Manzanillo that has quietly become the most desirable stretch on this side of the country.

A Caribbean-style wooden house on stilts with a tropical garden near the beach in Puerto Viejo, Costa Rica

It is still a fraction of the size of the Guanacaste market, and it behaves differently. Buyers here are not comparing you with Tamarindo. They have already decided they do not want Tamarindo.

Where we take listings: Puerto Viejo town, Playa Cocles, Playa Chiquita, Punta Uva and Manzanillo.

What sells here: Houses and villas along the Cocles to Punta Uva road, jungle lots with beach access, small hotels and rental properties, and businesses in the town.

What buyers in Puerto Viejo actually ask

European and North American buyers, a lot of them already running or planning to run something — rentals, a small hotel, a restaurant. There are more remote workers here every year, and they ask about internet before they ask about the kitchen.

Water and access first, as everywhere on this coast. Then, on anything near the sand, whether the land is titled or sits in the maritime zone. That question decides more deals here than the house itself does.

If the property is south of Manzanillo, expect questions about the wildlife refuge and what can and cannot be done there. And if it earns, they will want to see what it has actually earned, not a projection.

The stretch from Cocles to Punta Uva is where most of the money is on this coast. It is also where the maritime zone questions are sharpest, so get your title position clear before the listing goes out.

Why we only do open listings
An open listing

  • List with as many agents as you like, and sell it yourself if you find the buyer
  • Every agent has to actually produce a buyer to earn anything
  • Walk away whenever you want — nothing binds you to us
  • More agents showing it means more people see it
An exclusive listing

  • One agency holds it for a fixed term, often six months or a year
  • They earn the fee even if somebody else finds the buyer, or if you do
  • After the first flurry of calls, a lot of exclusives simply sit there
  • If the agency loses interest, you wait out the contract
  • On an exclusive our payday is protected the day it is signed. On an open listing it is not protected at all. That is exactly why we prefer it.

What we do with your Puerto Viejo listing
We write it properlyWhat the property is, what condition it is in, the title position, the water and access, the rental history if there is one, and what that particular stretch of road is really like.
Written for a buyer who is not herePuerto Viejo buyers research for months from somewhere cold before they ever get on a plane. The listing has to answer their questions before they can ask them. We also publish in Spanish.
In front of real buyersOn gaprealestate.com, to our own audience including a Costa Rica community group of more than 170,000 people, and to buyers already talking to us about financing.
An honest price conversationPuerto Viejo moves faster than the rest of the Caribbean coast, but it is still a small market. If the number will not hold, we say so at the start instead of letting the listing sit.
What we ask of you

Two things, and neither is difficult. Keep the price the same everywhere, and tell every agent when something changes: a price adjustment, a new roof, a tenant moving out, an offer under negotiation.

How to start

Send the address, the price you want and whatever photos are on your phone. That is enough for us to tell you whether we can help. There is no contract to sign and nothing to pay.
