Why We Will Split a Commission With You
Costa Rica has no real MLS. Every agent sits on their own inventory, shows it to their own buyers, and hopes the right one walks past.
That arrangement suits nobody. Not the seller, whose house is being shown to a fraction of the market. Not the buyer, who never sees half of what is available. And not the agent, who is turning down business every week without realising it, because the buyer in front of them wants something they do not happen to have.
Pooling listings is the only thing that fixes it, and somebody has to go first. We are happy to go first.

The offer, plainly
Send us your listing and we will put it on gaprealestate.com at no cost. We write it up properly, in English and Spanish, and you get to check it before it goes live.
If one of our buyers takes it, GAP keeps half a percent of the sale price to cover the advertising and the marketing, and whatever commission remains is split evenly between the two of us.
You keep your seller. Nothing is exclusive. Keep it listed everywhere else you already have it, and walk away whenever you like. There is no fee to put it on the site and no fee while it sits there.
Total commission in Costa Rica is not regulated and it is not the same everywhere — the Central Valley usually runs lower than the coast, and land and smaller sales usually run higher. Whatever the owner agreed, the arithmetic is the same: our half point comes off first, and everything left is divided evenly. Agreed in writing for that property before anybody shows it.
Why half, and not a fight about it
Because half of a sale that happens beats all of a sale that does not.
That sounds obvious and the industry here behaves as though it is not. Agents hold listings tight, decline to co-operate, and end up with a property that sits for a year while both of them earn nothing. I would rather split a commission with you this month than protect a whole one I am never going to collect.

What you actually get
Buyers. The site, our own audience including a Costa Rica community group of more than 170,000 people, and the people already talking to us every week about buying here.
A listing written properly. In both languages, with the questions a buyer actually asks answered in the text rather than left to an email exchange. Most listings in this country are four photos and a phone number, and they perform like it.
Financing for your buyer. This is the part most agents underestimate. Through GAP Equity Loans we arrange property-backed financing from US$50,000, and project funding for much larger deals. No credit score, no income verification, any nationality.
Which means a buyer who loves your property but cannot get a Costa Rican bank to move is not automatically a dead lead. That alone has saved deals that were already written off.
How it works
- Send it over. WhatsApp or email. Location, price, photos, whatever details you have. No forms.
- We write it up. English and Spanish. You check it before it goes live.
- It goes on the site, credited as a partner listing.
- Enquiries come to us and we bring you in straight away. The seller stays yours.
- The split is agreed in writing for that property before anyone shows it.

What we ask of you
Two things. Keep the price the same everywhere, because nothing kills a sale faster than a buyer finding the same property at three prices. And tell us when something changes — a price adjustment, an offer under negotiation, a tenant moving out.
That is the whole arrangement. If it works once, we will both do it again, and if it does not you have lost nothing but an email.
Send us one and see
Start with a listing you are not getting anywhere with. Those are the ones where a second audience makes the most difference, and they are the ones you have least to lose on.
