Selling in Jacó

Jacó is the beach most of San José can reach in an afternoon. Since Route 27 opened, the drive is short enough that Costa Rican families keep weekend apartments here, and that is what makes this market different from Guanacaste. You are selling to two audiences at the same time, one foreign and one local, and they behave nothing alike.

It is also the most built-up stretch of the Central Pacific. There are a lot of condominiums, and in a listing a lot of them look the same. Presentation and an honest price do more work in Jacó than almost anywhere else we sell.

Where we take listings: Jacó centro, Playa Hermosa, Herradura and Los Sueños, Punta Leona, Playa Agujas, Playa Bejuco and Esterillos.

What sells here: Condominiums of every size, marina residences at Los Sueños, ocean-view homes and lots in the hills behind town, rental apartments, and small hotels and businesses.

What buyers in Jacó actually ask

Two very different buyers. Costa Rican and Central Valley buyers looking for a weekend place, who come and see it in person, decide quickly and negotiate hard. And foreign buyers, usually thinking about rental income, who want the numbers before they get on a plane.

The questions are practical. What the condominium fees are and what they actually cover. Who manages the rentals and what the unit has earned. What the salt air has done to the railings, the windows and the air conditioning. How old the roof is. Whether parking comes with it.

Because so much of Jacó is condominium stock, buyers compare buildings before they compare units. If yours is well run and the reserve fund is in good shape, that belongs in the listing rather than in an email three weeks later.
