Selling in Tamarindo

Tamarindo is the beach town most foreign buyers have already heard of before they start looking. It has the restaurants, the surf, the schools and the services, and it is close enough to Liberia airport that a buyer can land and be at your front door the same morning. That is the single biggest reason Guanacaste property holds its value the way it does.

It also means you are selling into a market where the buyer has choices, is usually comparing several towns at once, and is often buying from another country without ever having stood on the property.

Where we take listings: Tamarindo centro, Playa Langosta, Tamarindo Heights, Playa Grande, Villarreal, Huacas, Hernández, Santa Rosa, Matapalo, Playa Avellanas and Playa Negra.

What sells here: Ocean-view and beachfront condominiums, villas in gated communities, homes with a rental history, small hotels and B&Bs, ocean-view lots, and inland houses in Villarreal and Huacas that suit families and long-term residents.

What buyers in Tamarindo actually ask

Most buyers here are North American or European, and a large share of them are thinking about rental income as well as a place to stay. They are practical, and they ask hard questions early.

Water is the first one. They want to know whether the property has water and whether the local ASADA will issue a letter for it. Then power and internet, because remote work pays for a lot of these purchases. Then the road in, and what it is like in October. Then condominium fees, rental history, management, and whether the furniture stays.

And on anything near the sand, they ask whether the land is titled or concession. That one matters more here than almost anywhere in the country, and a seller who has the answer ready is a long way ahead of one who does not.

One local point worth knowing if you are at Playa Grande: it sits inside the Las Baulas marine park, and what can be built there is restricted. Buyers find this out eventually. It goes better when they hear it from us at the start.

Two things, and neither is difficult. Keep the price the same everywhere — nothing kills a sale faster than a buyer finding your house at three prices on three websites. And tell every agent when something changes: a price adjustment, a new roof, a tenant moving out, an offer under negotiation.
