Guanacaste is not one market. It is a province with an international airport at the top of it and a string of beach towns down the coast that all want something different from a seller. What works in Playas del Coco does not work in Nosara, and pricing a Papagayo property the way you would price a Tamarindo one will cost you the buyer.
What they do have in common is the airport. Liberia is the reason somebody in Denver or Toronto can be standing on your terrace before lunch, and it is the single biggest reason property in this province holds its value better than the rest of the Pacific coast.
Where we take listings: The whole province — Papagayo and Playas del Coco in the north, Tamarindo and the beaches around it, Nosara and the Nicoya Peninsula, and the farm land and towns inland.
What sells here: Beachfront and ocean-view condominiums, villas in gated communities, homes with a rental history, building lots, small hotels and B&Bs, and farm land inland.

Guanacaste buyers are overwhelmingly foreign, and most of them are comparing towns rather than comparing houses. Someone looking at your property in Tamarindo is often also looking at one in Coco and one in Nosara, and choosing between three ways of living before they choose between three houses.
The questions repeat across the whole province. Water, and whether the local ASADA will write a letter for it. Titled land or concession, on anything near the sand. The road in, and what it does in the green season. Fees, rental history, and who looks after the place when the owner is not in the country.
The seasons matter too. Guanacaste is brown and dry for months and then green for months, and photographs taken at one end of that look nothing like the property at the other. Buyers who have been here before know it. Show them both.

On an exclusive our payday is protected the day it is signed. On an open listing it is not protected at all. That is exactly why we prefer it.

Two things, and neither is difficult. Keep the price the same everywhere — nothing kills a sale faster than a buyer finding your house at three prices on three websites. And tell every agent when something changes: a price adjustment, a new roof, a tenant moving out, an offer under negotiation.
